Director of Housing Operations
The Housing Authority of the City of Trenton, New Jersey, is seeking a dedicated and skilled housing operations professional for the Director of Housing Operations position. This position reports directly to the Executive Director and/or Deputy Executive Director and is responsible for successfully operating all Trenton Housing Authority (THA) Asset Management Projects (AMPs). The Director of Housing Operations performs administrative and supervisory work related to the operation of affordable rental housing developments owned and/or managed by THA. The work includes developing and implementing policies and procedures related to effective asset management and compliance, preparing strategic plans and performance reports, and supervising management and administrative staff responsible for monitoring preventive maintenance programs and schedules; managing waitlists; completing income certifications and re-certifications; leasing units; collecting rents; performing unit inspections; accepting and processing maintenance work orders including follow-up; coordinating maintenance services; managing extermination and pest control programs; enforcing leases and house rules; enforcing parking policies and procedures; coordinating life and safety inspections; and referring residents to THA’s Resident and Community Services Department and social service providers. A bachelor’s degree in social services, public administration, business administration, or related field and a minimum of seven (7) years of experience in public housing management, affordable housing management, real estate property management or related field, including a minimum of five (5) years at a senior management level. An equivalent combination of education and experience may be considered. Must possess a valid New Jersey driver’s license and be insurable under THA’s plan. Account Clerk
Trenton Housing Authority is looking for a dedicated individual for our Account Clerk position. This individual will report directly to the Director of Finance and will be responsible for a variety of clerical, bookkeeping, and accounting tasks of moderate difficulty and complexity. The work includes computing, classifying, verifying, and recording numerical data and reconciling accounts, records, and documents to ensure that accounting and financial records are complete, accurate, and in compliance with applicable regulations pertaining to such records. This individual should also be able to identify and suggest the implementation of process and system enhancements to continuously improve operations, be willing to accept work outside the normal scope of responsibilities, must be able to work with minimal supervision, have sufficient latitude for the use of initiative and independent judgment, work under pressure and interact professionally with management, staff, and residents. An associate degree in accounting or business administration and a minimum of (3) three years of experience in the preparation, maintenance, and/or review and verification of financial records.
